FAQ
Frequently asked questions
Common questions about SayWhat and HOA document management.
What documents can I upload?
Whatever your HOA runs on: CC&Rs, bylaws, rules and regulations, ARC guidelines, meeting minutes, resolutions, budgets — and recordings of the meetings themselves. If it governs your community, SayWhat can index it.
How accurate are the answers?
Every non-trivial answer includes the exact document name, section, and page number. If the answer isn't in your documents, SayWhat is built to say so clearly rather than guess. AI answers can still be wrong, so check important ones against the cited document. You can click the citation to verify directly.
Who can see which documents?
You control visibility per document. Public documents are accessible to anyone (including the unauthenticated public chat widget). Private documents require authentication. Board-only documents are restricted to board members.
Can homeowners from other communities see our documents?
No. Each community's documents are kept separate from every other community's, and every search is limited to your community's own documents. This is enforced in the application for every request, with database-level enforcement being added.
How do I get my community set up?
Sign up, verify your email, and upload your first document. The whole onboarding process takes about 10 minutes. Most HOAs are fully set up within a day.
Do I need a credit card to try it?
Yes — a credit card is required to start a subscription, but you won't be charged until your 30-day free trial ends. Cancel anytime before the trial ends and pay nothing.
What happens if the AI gets something wrong?
Because every answer includes a citation, it's easy to check. If the source document is clear on the answer, SayWhat will be too. We recommend always verifying consequential decisions against the authoritative document.
Can I use SayWhat for a community that isn't an HOA?
Yes. Condos, co-ops, townhome associations, and other governance structures work well with SayWhat. If you have a governing document and members who ask questions about it, SayWhat is a fit.
Is my community's data used to train AI models?
No. Your community's documents are never used to train or fine-tune any model. Their text is sent to OpenAI to index them for search and to generate answers, as our Privacy Policy describes in section 3.
